Description

We are looking for a hands-on Project Manager to be based in Selangor (HQ) or Johor. Candidates with own transport, willingness to travel, and Mandarin-speaking ability are highly preferred. Travel allowances will be fully covered.

Responsibilities & Scope of Project Manager

1. Regulatory & Permitting Management

· liaison with CIDB, Bomba (Fire & Rescue), JKR, DOSH, DOE, and local councils.

· Obtain Certificate of Completion and Compliance (CCC)

· Manage fire safety plan approval (Bomba) for buildings

2. Design & Consultant Coordination

· Direct a multi-disciplinary team: Architects, Civil & structural engineers, M&E engineers, landscape architects, and interior designers.

· Ensure designs align with UBBL 1984 (latest amendments) MS 1183 (fire safety for high-rise.

3. Procurement Lead the selection of main contractor and specialist sub-contractors (formwork, tower crane, hoists).

· Procure long-lead items: tower cranes, passenger/material hoists, post-tensioning strands, aluminium formwork, and cladding systems.

4. Construction Execution

· Vertical structure: Coordinate jump form / climbing formwork, slip forming for lift cores, and post-tensioned slab sequences.

· Tower crane & logistics: Plan crane positioning, lift zones, and hoist operations. Manage crane erection, climbing, and dismantling with DOSH approval.

· Façade & enclosure: Schedule curtain wall, window wall, or balcony installation.

· M&E risers: Sequence installation of electrical, plumbing (sanitary/stormwater), chilled water AC, fire sprinkler, and smoke extraction risers through vertical shafts. Oversee pressure testing, zoning, and commissioning.

5. Schedule & Progress Control

· Develop and maintain a critical path method (CPM) schedule using MS Project or Primavera P6, with milestones for core completion, façade close, M&E rough-in, and unit finishes.

· Produce weekly look-ahead schedules for sub-contractors and site teams.

· Monitor progress against baseline, identify delays, and issue recovery plans.

6. Quality Control

· Enforce strict quality standards for R.C. structural & Finishing works, drywall, screeding, tiling, painting, carpentry, and M&E fit-outs.

· Coordinate rectification works before CCC.

· Conduct mock-up unit approvals with the client and consultants for all finish types.

7. Financial & Cost Management

· manage project budget (including contingency and escalation for material prices).

· Review and certify monthly progress claims from sub-contractors

· Manage variation orders (VOs) – evaluate cost impact, obtain client and consultants approval, and update budget forecasts.

· Report monthly cost-to-complete and cash flow projections to management.

8. Safety, Health & Environment (SHE)

· Enforce OSHA 1994 (Act 514), DOSH guidelines for high-rise, and site-specific safety plans.

· Ensure all workers possess CIDB Green Card and attend daily toolbox talks.

· Implement fall arrest systems, debris netting, edge protection, and pedestrian overhead protection on all active floors.

· Manage safe operation of tower cranes, hoists, and heavy lifts – including lift plans and third-party inspections.

· Liaise with DOSH for high-risk activities: deep excavation, tower crane climbing, and façade access systems.

9. Client & Consultants Management

· Lead weekly owner-consultants-contractor meetings with the developer, consultants, and key sub-contractors.

· Present progress, risks, and mitigation strategies to the client and consultants.

10. Project Completion, CCC & Handover

· Compile all documentation for CCC: building inspection records, fire system commissioning reports, lift safety certificates (JKKP), and as-built drawings.

· Obtain CCC and coordinate submission to local council.

· Manage Defects Liability Period (DLP) – schedule and track rectification of defects reported by owners.

· Hand over operation & maintenance (O&M) manuals, spare keys, and warranty certificates to the building management team.

11. Project Team Leadership & Reporting

· Supervise site team: Site Manager, Assistant Project Manager, Site Engineers, Safety Officer, and QA/QC team.

· Prepare monthly board reports (cost, schedule, safety, quality, risk).

· Mentor junior engineers to meet CIDB competency requirements for professional accreditation.
